Who are "PropertySpect" and what do they do?
 
PropertySpect provide a service designed specifically to support and protect home purchasers, vendors and landlords by sourcing expert home inspection providers nationally. They administrate and coordinate these services by finding, qualifying and monitoring home inspection businesses nationally.
 
How long have they been in business?
 
PropertySpect commenced trading on the 2nd February 1990 and were incorporated in May 1991.

As a broker, they have no authority, agenda, or control over the practice of inspections or the content of reports. PropertySpect simply convey orders between clients and providers. If the order has been referred by a third party (Eg. real estate agent, solicitor or conveyancer), those third parties have no control over the placement of the order, inspection practice or report content. PropertySpect continually monitor feedback to ensure a high level of friendly, professional service is maintained by the inspectors. How much are the reports?
 
After property details are obtained including the area, size of the building/property and urgency of the service a quotation is supplied immediately. With buying power and coverage PropertySpect get you a great price on your inspections.
 
Is there a discount for combined orders?
 
In some cities and states it is common practice for providers to offer discounts for combined orders. In each instance if there are discounts available they are passed onto the client in the quotation.
 
Can quotes be matched or bettered from other services?
 
PropertySpect always endeavour to be competitive in both service and pricing. If a comparable service has been quoted near our pricing structure we will match that price to get the business.

Are the inspectors licensed?
 
Each style of inspection is governed by a best industry practice expectation. That need in some states of Australia includes licensing. PropertySpect uses only licensed, accredited, reputable and/or insured inspectors according to Best Practice guidelines.
 
Are the inspectors insured?
 
Every service provider must furnish a certificate of currency for Professional Indemnity Insurance before being included in the network. These certificates are available on request.
 
What qualifications do the inspectors have?
 
Each style of inspection is governed by a best industry practice expectation. That need in some state of Australia includes qualifications. If there is a qualification needed to complete the service. PropertySpect confirm that with the service provider by receiving of a copy of the qualification before adding them to the network.
 
Can I talk to the inspector/s?
 
Each service provider has agreed to be available to discuss the contents of their reports with the owner/s of the reports. On order PropertySpect will inform Property Managers, Owners or Landlords of the inspectors name and contact details.

Do I have to arrange access (with the agent/vendor) for the inspection/s?
 
In all cases the inspection service providers arrange direct access to the properties via the agents and/or owners for inspection. You can ask to be informed of this appointment time during the order process.
 
Can I be present during the inspection?
 
In the instance of Building and Pest Inspections you can be present although it is suggested that you arrive at the completion of the inspection by prior arrangement with the inspector.
 
When will the inspection/s be done?
 
With access availability the vast majority of inspections are completed within 24 - 48 hours of order.

What is a Building Inspection Report?

What is a Pest Inspection Report?
 
A pest inspection also known as a timber pest inspector and termite inspection entails a licensed and insured inspector completing a visual inspection of all accessible and available areas of a property for the presence of present or past timber pest infestation. The results given in a written report are obliged to include findings, risks, concerns, conducive conditions and both chemical and non-chemical solutions. What is a Completion Report?

It is usual to have a completion report carried after practical completion of building works and prior to expiry of standard builders warranty periods.
 
What is a Strata Records Inspection Report?
 
These are important when buying a unit, townhouse or villa. This inspection is carried out in accordance with section 108 of the strata management act. The report includes the financial status of the plan, pending building works, and special levies, past works history, all expenses for the past two years, 10 year budget analysis and SSM act compliance issues. These include general information of insurances, by-laws, any disputes or areas under investigation.
 
What is a Glass Inspection Report?
 

Increasing legal requirements are making glass compliance an important issue facing property owners and managers throughout Australia. The latest requirements under Australian Standard AS 1288-94 stipulate the need to use 'Grade A safety glass' - either toughened or laminated - for areas of risk such as low-level windows, door panels and situations where panels could be mistaken for a door.

PropertySpect can arrange a glass compliance inspection report specifically to help property owners and managers ensure glass in their premises complies with this Standard.

Inspections are carried out by authorised companies who, if non-compliant glass is found, will provide a comprehensive report outlining work required to meet the code.

It is quite rare to find a premises built prior to 1994 which complies 100 percent with the current Australian Standard, so this is a recommended report for all property owners and property managers.

 
What is a Smoke Alarm Safety Compliance Report?

Do the reports include photos of defects?
 
The majority of the service providers for Building and Pest reports include photos of at least a front elevation of the property and some go further to show photos of defects and restrictions. As the Standard in some instances does not require the use of photos not all service providers supply this service.
 
Are the reports completed to an Australian Standard?
 
Each style of inspection is governed by a best industry practice expectation and in the case of Building Inspections and Pest Inspections there are Australian Standards. The service providers agree to meet at least the Australian Standard in each instance.
Building Report is A.S. 4349.1-1995. Pest Report is A.S. 4349.3-1998.

How do I order the report/s?
 
Once you have received your quotation, Reports can be ordered via email, website, fax or over the phone. In each instance you will be asked the following list of questions: Your Name, Address and Contact details (including email address). The property address to be inspected, type of reports needed and access details to the property (real estate agents, etc). Any concerns you might like addressed during the inspections and lastly take payments from you (credit card details).

Unless an account has been arranged all inspections are paid for on order by credit card or direct deposit.

Yes, although the service will not be completed until after the funds have cleared.
 
Can I have an account?
